Brief guide to RICS Residential Property Valuations
Simply put, a RICS valuation provides an accurate assessment of the value of a property based on a range of factors including what a buyer is willing to pay and what a seller is willing to accept independently in an ‘arm’s length transaction’.
It is important to understand the different methods and aims between a RICS valuation and an estate agents valuation.
RICS Valuation
A RICS valuer will complete a valuation based on criteria as outlined in the ‘Red Book’ which is a RICS publication providing guidance and rules for completing a valuation.
The valuer has to comply with strict criteria set out by the RICS. This includes adhering to professional, technical, unbiased and ethical standards. There is ongoing accountability that RICS valuer has to the professional body.
Estate Agents Valuation
An estate agent will prepare a valuation of a property based on the perceived current market activity with the aim of transacting the property, normally to maximise the return for the seller.
What does a RICS valuation involve?
When undertaking a valuation, the RICS valuer will consider a range of factors in arriving at the figure including (but not limited to):
- Location, style, layout and adjacent activities of the property.
- The general overall structural condition and any significant defects.
- Type of construction.
- Alterations and extensions to the structure.
- Adherence with lenders criteria (this varies slightly from lender to lender).
- Recent comparable sales in the area indicating market activity.
A valuation has a limited lifespan due to the changing nature of the market and therefore once completed the valuation is normally valid for a period of three months. This can be extended by the valuer within set criteria.

A desktop valuation provides a remote overview of the value of the property without the need for a physical inspection.

We are specialists in providing short form desktop valuations which provide a market value based on normal determining factors and allow you to know the valuation for the property.
We have developed leading market leading software to ensure the process complies with required standards.
Desktop valuations are not suitable for all types and styles of property therefore a pre valuation a consultation is undertaken.

Reinstatement Cost
Your building insurance provider will require a rebuild cost for your property, commonly known as a Reinstatement Cost.
We can provide a figure based on the cost of completely rebuilding the property which you can provide to your insurance provider.

Tax and Legal Services
Matrimonial Valuation
A matrimonial valuation includes the market value of the property which is then used to decide how the asset is divided between the parties involved in divorce proceedings.
The valuation provides a fixed value for the property based on condition and market activity.
Our valuers can act either jointly between both parties or individually for either party.

Probate Valuation
A probate valuation provides a value of the property asset upon the date of death to ensure the market value of the property is correctly assessed for probate purposes.
An inspection of the property is undertaken by one of our valuers and a valuation prepared based on market activity and condition at the date of death.

Charities Act Valuation
Defined within the charities act 2011, a charity must seek a valuation from a registered valuer prior to buying, selling, or renting land and buildings.
The valuation is prepared by one of our valuers following an inspection to ensure the property is being transacted at a market value. Our team can provide a market valuation based on the charities act requirements.

Capital Gains Tax Valuation
Calculating capital gains tax, the valuation is backdated based on your requirements and provides a value historically for the property and a current market value further to an inspection.
When calculating capital gains tax on a property asset it is important to confirm the value of the property from the date of original sale.
